What homes actually sold for, per square metre
Price per square metre is what stops a big three-bedroom house and a small one reading as the same comparable. PerSquare turns HM Land Registry sold prices into £/m² by joining every recorded sale to the property's Energy Performance Certificate for floor area. No asking prices, no automated valuations, no estate-agent estimates. Free, no account, no sign-up. The pilot covers East Sussex; the pipeline is built for England and Wales.

How it is built
Price Paid Data gives the price, date, address and property type of every registered sale. The EPC register gives total floor area. Matching one to the other on address is the whole trick, and it works for 94.5% of sales here. The About the data page sets out the method, how far the floor areas can be trusted, the floors we apply before publishing a median, and the licences everything is used under.
